To hire the right buyer’s agent you need to ask the right questions. Make sure you thoroughly interview a Realtor before you hire them by asking these five essential questions.

#1. Do you have any references or testimonials?
This questions is HUGE. The best way to find out more about an agent is to see what their past clients have to say about them. You want to know you will like to work with them on a day-to-day basis.

#2. What separates you from the competition?
This question might stump them, but a great buyer’s agent knows exactly why they are so good at their job and how they are going to do the best job possible for you. Let them tell you all their stats – list-price-to-selling-price ratio, days on market, average sales price, number of houses they sold last year…etc.

#3. How long have you been in real estate? And is this your full-time job?
The amount of time spent in the industry is no guarantee that they are a great Realtor for you, but usually you learn on the job, so time is definitely a factor. You also want to know if it’s their full-time job, because you need to know that they have enough time to dedicate to your needs.

#4. How will you find my dream home?
You need to make sure you hire a buyer’s agent that can do more than just look at the MLS to see what is available on the market. You need a buyer’s agent that will go the extra mile and network with other agents, use social media to get information on pre-MLS listings and utilize other tactics to find your next home before the next agent scoops it up.

#5. How will you keep me informed?
There is no right or wrong answer to this question. But you want to make sure that the Realtor communicates with you the way that best fits your needs. Do you want daily or weekly updates? Would you rather be contacted by text, email or phone call?
