FIVE QUESTIONS TO ASK YOUR LISTING AGENT

Buying or selling a home can be a full time job. So, for most people it only makes sense to hire an expert in the field to take care of all the tedious details of the process. Not only do they take the load of buying or selling a house off your shoulders, but they can also help you get the best deal possible, because in the end, they are the professional.

To hire the right listing agent you need to ask the right questions. Make sure you thoroughly interview a Realtor before you hire them by asking these five essential questions.

#1. Do you have any references or testimonials?
This questions is HUGE. The best way to find out more about an agent is to see what their past clients have to say about them. You want to know you will like to work with them on a day-to-day basis.

#2. What separates you from the competition?
This question might stump them, but a great listing agent knows exactly why they are so good at their job and how they are going to do the best job possible for you. Let them tell you all their stats – list-price-to-selling-price ratio, days on market, average sales price, number of houses they sold last year…etc.

#3. How long have you been in real estate? And is this your full-time job?
The amount of time spent in the industry is no guarantee that they are a great Realtor for you, but usually you learn on the job, so time is definitely a factor. You also want to know if it’s their full-time job, because you need to know that they have enough time to dedicate to your needs.

#4. How will you market my home?
You need to make sure you hire an agent that can do more than just hang a sign in your front yard. Have them lay out their marketing plan (see our “Seller Experience” tab for our team’s marketing strategy) and make sure they are promoting your property with flyers, emails, social media, on websites like Zillow.com, Realtor.com…etc. Also, make sure to ask their networking strategy with other agents.

#5. How will you keep me informed?
There is no right or wrong answer to this question. But you want to make sure that the Realtor communicates with you the way that best fits your needs. Do you want daily or weekly updates? Would you rather be contacted by text, email or phone call?
